Please join me at the groundbreaking for an exciting new residential and commercial development on Howard Street—the Howard Rogers Lofts. The groundbreaking will take place this Thursday, May 24th, 10:00 a.m., at the construction site located at 1531 W. Howard (south side of Howard at Bosworth).
Joining me will be Sandi Price, Executive Director of the Rogers Park Business Alliance and the development team–Jay Johnson of Cornerstone, LLC, and Eric Theisen and Freddy Ellis of Watermark Equity Group.
It is the first privately-financed, market rate development on Howard Street east of the CTA tracks in decades.
The development is being constructed as a matter of right. No zoning change, variance or special use permit is required. At my request, the developers presented their plans to the community at an “informational meeting” held in April, 2017.
The site was home to a paved vacant lot and two vacant buildings that once housed a tire shop and a Chinese restaurant (see photo on left). The vacant buildings were demolished late last year to make way for the development.
The development will contain 38 units of “condo-grade” quality rental apartments and outdoor parking for 21 cars. The first floor will contain 2,900 square feet of retail commercial space, bike parking, and storage. The second through fifth floors will contain dwelling units, with a community room and fitness area on the second floor. The building also will contain a roof-top deck with views of the lake and downtown Chicago.
The developers estimate the project should take about 12 months to construct with occupancy scheduled for the summer of 2019.
