I am writing to invite you to attend a community meeting to review plans to build a six-unit rental apartment building at 2138 W. Touhy. The meeting will be held on Wednesday, August 31st, 7:00 p.m., at the St. Margaret Mary’s Activity Center, 7341 N. Claremont (at Jarvis).
Bart Pryzjemski and his architect, Orest Baranyk, will present their plans to build a three-story, 7,600 square-foot building. A vacant single family home currently rests on the lot and will be demolished to make way for the new building.
The development is being built as a matter of right. No zoning change or other zoning relief is required.
I am hosting the meeting to inform the community of the new development and give neighborhood residents an opportunity to review the developer’s plans and ask any questions.
The lot is 8,750 square feet in size and is zoned RT4. An RT4 zoning classification allows for the construction of one dwelling unit per 1,000 square feet of lot area. The developer of the Touhy property could construct an eight-unit building as of right. Instead, he plans to build six units, which he intends to rent once construction is completed.
The RT4 zoning classification also allows for a building of up to 38 feet in height. The developer’s plans call for a building of about 33 1/2 feet in height.
