I invite you to attend a community meeting to inform residents of an upcoming development of a four-story, eight-unit rental apartment building at 1717 W. Pratt (south side of Pratt at Hermitage, just west of the McDonald’s). The meeting will take place this Tuesday, November 28th, 7:00 p.m., at the Living Water Community Church, 6800 N. Ashland (at Pratt).
The development is allowed under the property’s current RT4 zoning designation. No zoning change, variance or special use permit is required.
I asked the developers to present their plans to the community as a courtesy, given that the development will represent a significant change to the property in question.
The developer is Stork Builders, Inc. Kris Barnatek, Vice President of Stork Builders and his architect, Joe Delisi will present the plans for the development and respond to any questions you may have.
Below is a rendering of how the project will appear if one were to stand on the north side of Pratt looking southeast toward Hermitage:
The development will contain eight units of “condo-grade” quality rental apartments. A number of the units will be duplexed, combining the basement and first floor, as well as the second and third floor. The fourth floor units will be simplex units all on the same floor. Eight on-site parking spaces are included in the development.
Below are pdfs of the elevations, site plans, and floor plans for the development:
The developers plan to demolish the single family home in the next few weeks and will begin construction shortly, or as soon as the weather permits. The developers tell me the building will be ready for occupancy within a year and a half after construction begins.
Members of the development team will be present at the meeting to explain the details of the plans and respond to any questions you may have.
