I invite you to attend a community meeting about a proposed auto repair and body shop at 7238-40 N. Rogers (between Ridge and Damen). The meeting will take place Wednesday, April 29th, 7:00 p.m., at thePottawattomie Park Fieldhouse, 7340 N. Rogers Avenue.
The applicant is Sabir Makdoom, who ownsOK Auto Repair and Body Shop, currently located at 1712 West Pratt Boulevard. He and his wife, Abida Parveen, purchased the Rogers Avenue property last year and would like to move their business to that location.
The building (see photo on right) historically has served as a private garage, first for a school bus company and then later for medical transportation companies: Jay Medicar and, most recently, Supreme Medicar, which went out of business in 2011.
The property has remained vacant ever since.
The property originally was zoned for commercial uses, allowing for a garage, but at some point prior to my election as alderman 24 years ago, the property was changed to a residential zoning district. Because the property was used as a garage when the zoning change occurred, the garage use was “grandfathered.” When Supreme Medicar went out of business and the property remained vacant for a year, use of the property for a commercial garage was no longer grandfathered and only residential uses were permitted.
The proposed use as an auto repair and body shop would require a change in the RT4 Residential Zoning District to a C1-1 Neighborhood Commercial District, which would allow for the licensing of an auto repair facility.
In return for my possible support for the zoning change, Mr. Makdoom and his wife have agreed to makesignificant improvements to the exterior of the building. These include cleaning, tuckpointing and painting the brick facade; repairing and preserving the clay tile roofing feature; installing garage doors with clear glass windows; and replacing the glass block windows and boards with clear glass windows.

At the meeting, the applicants and their attorney, Dean Maragos, will show the improvements they intend to make to the exterior, explain their proposed business plan and respond to your questions and comments.
