I am writing to invite you to attend an informational community meeting on a plan to construct a five-story self-storage facility at 1832 W. Juneway (northeast corner of Juneway and Chicago Avenue). The meeting will take place on Tuesday, September 8th, 7:00 p.m. at the Willye White Park Fieldhouse, 1610 W. Howard (at Ashland).
The plan calls for the demolition of the existing building that once housed Duro Arts, an arts supply manufacturer. Duro Arts moved from the building last year after merging with another company.
The self-storage facility requires two “administrative adjustments,” the granting of which is left to the sole discretion of the City of Chicago Zoning Administrator. One administrative adjustment would reduce the required front setback from 7.5 feet from the front property line to 4 feet. The other adjustment would reduce the required rear setback from 16 feet to 8.62 feet. It’s important to note that the current building has no front or rear setbacks.
Other than the above, the proposed development complies with the existing C2-3 zoning on the site and requires no zoning relief from the City Council or the Zoning Board of Appeals.
Representatives of the applicant,The Lockup Self Storage, agreed to meet with the community to share their plans and to consider any reasonable suggestions put forth by the community residents.
The new 96,500-square-foot, five-story building will consist of 760 units of climate-controlled storage space, with drive-through entry and exit for tenants to load and unload items they wish to store. The facility will be served with a parking lot for ten vehicles and staffed and open from 6 a.m. to 9 p.m.
The developers plan to demolish the existing property as soon as they receive a permit, likely before the end of the month. They plan to begin construction of the new facility later this fall and anticipate completion by the middle of next year.
