Community Meeting on Proposed Development at 6973 N. Ashland

Dear Neighbor,

I am writing to invite you to a COMMUNITY MEETING to review a proposal to construct a seven-unit condominium building at 6973 N. Ashland Boulevard.  The meeting will be held on Monday, January 5th, 7:00 p.m., at the Field School auditorium, 7109 N. Ashland Boulevard.  Please use the Greenleaf Avenue entrance.

Developer Peter Sterniuk and his attorney, Paul Kolpak, will present plans to demolish the frame single-family home that currently sits on the lot and construct a seven-unit condominium building.  The developer is asking for two administrative adjustments.  Administrative adjustments are minor deviations from the current zoning requirements that can be granted at the discretion of the City of Chicago's Zoning Administrator. 

The lot is 6,750 square feet in size and is zoned RT4, which allows one residential dwelling unit per 1,000 square-feet of lot area.  6.75 units can be built on the lot as a matter of right.  The developer is asking for an administrative adjustment to allow for a seventh unit.

The current zoning designation also requires that the building be set back no less than four feet from the lot line.  The developer is asking for an administrative adjustment to allow him to reduce the setback on the north side of the building by nine inches.     

While the decision to grant an administrative adjustment ultimately rests with the Zoning Administrator, the Administrator will take into account the opinions of the alderman and surrounding community when evaluating the proposal.
