Community Meeting on New Apartment Building at 1334-36 W. Morse
I am writing to invite you to attend a community meeting to review a plan to construct an apartment building at 1334-36 W. Morse (immediately west of the Mayne Stage Theater). The meeting will be held Wednesday, February 22nd, 7:00 p.m., at the Mayne Stage, 1328 W. Morse.
The plan calls for the construction of a five-story apartment building that will consist of 12 dwelling units, one commercial space and 12 indoor parking spaces. The current structure, a vacant building that once housed a restaurant, will be demolished to make way for the new building. The property is currently zoned C 1-3.
This development is being built as a matter of right. No zoning change or other zoning relief is required. I am hosting this meeting as a courtesy to inform the community of the new development.
The developers, Tawani Enterprises, are the owners and operators of the Mayne Stage and Act One Pub. The façade of new building will closely mirror the historic 1912 theater that is now home to those two enterprises. This project comes on the heels of the recent Morse/Glenwood streetscape project that was completed last summer.
A rendering of the development appears below:
The apartments will feature hardwood floors; granite countertops; stainless steel appliances, including a dishwasher; in-unit washer/dryer; CCTV security system and fire protection that exceeds the requirements of the City of Chicago code. The building will consist of eight two-bedroom/two-bath units and four one-bedroom/one-bath units. All of the two bedroom units will feature spacious balconies. The one-bedroom units will feature Juliet balconies.
Demolition of the existing property is scheduled to take place in early March. Construction of the new building will begin shortly thereafter, with a scheduled completion date of December, 2012.
Sean McGowan, Chief Operating Officer of Tawani Enterprises, and architect Z. Feng will present the plans and answer your questions.
I urge you to attend the meeting to learn about this new development. If you are unable to attend, please feel free to reply to this e-mail with your questions and comments.
